The neighbourhoods we cover

Bishopston (BS7)

The Gloucester Road spine and the streets either side of it, Effingham, Ashgrove, Berkeley, Egerton. Edwardian bay-fronted terraces and semis with red Bridgwater pantile or Welsh slate roofs. The cherry blossom on Gloucester Road in May is glorious, and within a fortnight your gutters are full of it. Many properties have had front gardens converted to off-road parking in the last twenty years. Rear gardens often have York-stone or sandstone patios under heavy plane-tree canopy.

Horfield (BS7)

Interwar semi country. Filton Avenue, Kellaway, Wellington Hill, Ralph Road. Pebble-dash and roughcast render on a meaningful proportion of the stock. Mid-size block-paved driveways. Tile-hung gables that pick up green algae on the north-facing elevations. The streets are leafy and the verges are kept, which is lovely until the silver birches start dropping into the gutters in October.

Henleaze (BS9)

The higher end of the belt. Henleaze Road, The Drive, Eastfield, Wellington Hill West. Affluent semi-detached and detached, with the BS9 4 sub-postcode in particular running to large driveways and a noticeable cluster of newer developments where K-Rend or silicone-modified render has replaced traditional pebble-dash. New-build render on a 2014 to 2024 detached behaves nothing like a 1930s pebble-dash, and the wrong chemistry on K-Rend will leave you with a far worse problem than the algae you started with.

Westbury-on-Trym (BS9)

Westbury Village still feels like a village, and the conservation area around the High Street, Eastfield Road and Falcondale Road is taken seriously by residents and council alike. Detached character properties, Victorian villas, period stone, hand-made clay tile, lead flashings, original timber fascias. We work conservation-aware here as standard.

Stoke Bishop (BS9)

The most premium of the five. Runs from Druid Stoke through Coombe Lane to the edge of the Downs. Large detached stock. Generous plots. Mature gardens. The highest concentration of K-Rend new-builds and substantial extensions in the area. Long sweeping driveways. Big patios. Double-height render elevations that need a soft-wash reach pole rather than a tower or a ladder. Detail work, and the work we are best known for in BS9.

Southmead and Brentry edge (BS10)

Mixed stock. 1930s semis, post-war housing largely now privately owned, 1990s estate development. Family-home pricing. Driveway and patio cleaning, render soft wash, fascia and soffit work, and the ubiquitous gutter clear when the silver birches and limes go off in October.

The specific cleaning challenges of the BS9 belt

K-Rend and silicone render

K1, Weber, Parex, Sto and the rest of the silicone-modified through-coloured render family have been specified on the majority of new-build detached homes across Henleaze and Stoke Bishop since the mid-2010s. They look superb for the first three to five years. After that, north-facing elevations and anything under tree shade will start to develop the characteristic green-to-black algae and lichen bloom. K-Rend is unforgiving of the wrong approach. High-pressure washing strips the surface coat and voids any remaining manufacturer guidance. Domestic bleach degrades the silicone binder. The correct method is a controlled biocidal soft wash, dwell, low-volume rinse, and a follow-up biocide treatment to extend the clean cycle to roughly three to four years.

Long driveways and large patios

A 25-metre block-paved driveway at a Stoke Bishop detached is a different proposition from a six-metre frontage on a terrace. We use a 21-inch rotary surface cleaner with a closed waste-capture skirt, vacuum recovery on the slurry, and proper kiln-dried sand re-jointing afterwards. No silt running into the road gully. No bleached-out adjacent lawn. No pencil-line tracks left by the wrong nozzle.

Mature lime, sycamore and plane-tree gutter blockage

The tree canopy is what makes these streets beautiful and what makes the gutters fail. Lime honeydew, sycamore keys, plane-tree leaf and sap will fill a gutter run twice a year on the worst-affected elevations. We run a wet-vac gutter clearance system with a camera head on a 40-foot reach pole. No ladder against your render. No boots on your tile. Full before-and-after camera footage on every job.

Conservation-area sensitivities in Westbury Village

How do I know if my new-build has K-Rend?

If the house was built or substantially extended between roughly 2012 and today, and the render is through-coloured (the colour goes all the way through, no separate paint coat), with a fine textured finish in white, off-white, magnolia, grey or buff, it is almost certainly K-Rend, K1, Weber, Parex, Sto or a close equivalent silicone-modified render. The build pack from your developer will name the system. If you cannot find the pack, send us a close-up photograph on WhatsApp and we will identify it before quoting.

Can you do my long driveway?

Yes. We have cleaned single-property driveways up to 60 metres in BS9 and BS10. Pricing is by square metre, not by property size, so a long driveway is not disproportionately expensive. We bring a 21-inch rotary surface cleaner, a closed waste-capture system, a vacuum bowser for the slurry, and enough kiln-dried sand to re-joint the entire surface afterwards. What about my mature trees?

Mature limes, sycamores and London planes are the single biggest source of gutter and roof contamination across the north-west belt. We do not touch the trees themselves, that is a separate trade. But we plan around them. Twice-yearly gutter clearance with camera footage is the standard recommendation for any property under significant canopy. We will tell you honestly on the survey whether annual is enough or whether your specific aspect needs two visits.

Do you work in conservation areas?

Yes. We work routinely inside the Westbury-on-Trym conservation area and across the listed and historic stock in Bishopston and Horfield. Our default approach inside any conservation boundary is no high-pressure on stone, brick or lime mortar, soft-wash chemistry only on render, hand-cleaning of lead and zinc flashings, and a written method statement on request.
