Commercial exterior cleaning
Single-supplier exterior cleaning and planned maintenance for commercial property across Bristol, Bath and the surrounding corridor. Owner-operated, which in practice means the person who surveys your site is the person who runs the work and signs the report.
Services
- Cladding cleaning — composite, ACM, powder-coated aluminium, profiled steel, rainscreen and render panels, cleaned to the panel finish rather than to the fastest method.
- Forecourt cleaning — hot wash for oil, diesel film and gum, with run-off captured for licensed disposal.
- Car park cleaning — deck washing, stairwells and lift lobbies, phased so the site stays open.
- Scheduled maintenance — planned cycles from £150 a month with dated photo reporting.
- Gutter and roofline systems — with CCTV evidence, which on commercial buildings is fabric protection rather than appearance.
- Graffiti removal and heritage stone cleaning where the elevation needs it.
Sectors we work in
- Property and managing agents. Multi-site portfolios on one schedule and one invoice, with a per-site job log so recharges are straightforward.
- Housing associations. Block elevations, communal areas and gutter systems, with resident notice periods respected and operatives who expect to be asked who they are.
- Retail and hospitality. Frontages, forecourts and glazing worked outside trading hours, with wet surfaces managed at handover.
- Schools and care homes. Holiday and out-of-hours scheduling, containment where children or vulnerable residents are on site, and DBS evidence supplied in advance.
Paperwork, supplied before you ask
£5m public liability with the certificate sent as a PDF before mobilisation. Job-specific RAMS rather than a template. COSHH data for every product proposed for your site. Our full position, including the Environment Agency waste carrier registration that is still in progress, is published on the credentials page rather than held back for the tender pack.
How to start
A free site walk-through, then a fixed-price written proposal with the method stated. Email us or email enquiries@bristolandbathexteriorsolutions.co.uk. If you need something to circulate internally first, the capability deck is the short version and we will send it as a PDF the same working day.
Frequently asked questions
Can you work outside trading or teaching hours?
Yes, and on retail, hospitality and education sites that is normally how it is scheduled. Phasing and access are agreed at the walk-through and written into the proposal.
What do you supply before mobilisation?
Insurance certificate, job-specific RAMS, COSHH data sheets and DBS evidence where the site requires it. Supplied in advance rather than on request.
How are multi-site portfolios invoiced?
One invoice, with a per-site job log behind it so internal recharges can be reconciled line by line.
What happens if you find a defect?
It goes in the report with photographs and is priced separately. Nothing is fixed and added to the invoice.
