Scheduled exterior maintenance
Reactive cleaning costs more than planned cleaning and delivers a worse-looking building, because the site is always somewhere between dirty and being dealt with. A schedule fixes the cost, fixes the standard, and removes the decision from a busy person's inbox.
What a schedule usually looks like
- Monthly: entrance glazing, frontage, bin store and pedestrian routes. The things a visitor sees.
- Quarterly: full glazing, cladding at reachable height, forecourt or car park deck.
- Twice yearly: gutter and downpipe clearance with CCTV, which is the maintenance that prevents building fabric claims rather than improving appearance.
- Annually: full elevation soft wash, roof inspection and moss treatment where needed.
Cost and commitment
Retainers start from £150 a month and are set after the site walk-through, based on cycle frequency and the surfaces involved. Multi-site portfolios are invoiced once, with the job log broken down per site so recharges are straightforward.
Reporting you can pass upward
Every cycle produces dated photographs from consistent positions, the method used, and any defects observed — blocked outlets, failed sealant, damaged flashings. Defects are reported, not quietly fixed and invoiced. Over a year that record is often the most useful thing the contract produces, because it turns building maintenance into evidence rather than opinion.
Getting out of it
Terms are agreed at proposal stage and written down. We would rather you left a contract that no longer fits than stayed in one you resent.
How a commercial job runs
- Free site survey. We walk the site, identify the surfaces and the access constraints, and agree the scope in writing.
- Fixed-price proposal. One number per visit or per cycle, with the method stated. No day-rate creep.
- RAMS before mobilisation. A job-specific risk assessment and method statement, plus COSHH sheets for every product used on your site.
- Scheduled visits. Out-of-hours where the site needs it, so trading, teaching or residents are not disrupted.
- Monthly photo report. Dated evidence per elevation or per zone, which is what your own reporting line usually needs.
- Invoiced on completion. One invoice, whatever the number of sites.
