Car parks are usually the worst-maintained asset on a commercial site and the one tenants complain about first. The work splits into three quite different jobs, and quoting them as one number is how contractors end up disputing scope halfway through.

Deck and surface washing

Rotary cleaning of the running surface, with tyre rubber, oil drip lines and traffic film as the target. Line markings and applied deck coatings need protecting: the same pressure that lifts rubber will lift thermoplastic edges if it is run over them carelessly, so bays are worked along rather than across the lines.

Stairwells, lift lobbies and pedestrian routes

This is where the smell complaints come from, and it is a different chemistry job: sanitising, odour treatment and hard-floor cleaning rather than pressure washing. It is also the part most cleaning quotes quietly leave out.

Drainage and containment

Deck run-off carries hydrocarbons and rubber particulate. Where the deck drains to a surface-water system, wash water is captured and removed for licensed disposal. On multi-storey decks that also means managing water reaching the level below.

Doing it in phases

Very few car parks can close. We work in phased zones with signage and cones, typically overnight or across a weekend, so capacity is reduced rather than lost. The phasing plan is agreed at survey and written into the proposal.

How a commercial job runs

  1. Free site survey. We walk the site, identify the surfaces and the access constraints, and agree the scope in writing.
  2. Fixed-price proposal. One number per visit or per cycle, with the method stated. No day-rate creep.
  3. RAMS before mobilisation. A job-specific risk assessment and method statement, plus COSHH sheets for every product used on your site.
  4. Scheduled visits. Out-of-hours where the site needs it, so trading, teaching or residents are not disrupted.
  5. Monthly photo report. Dated evidence per elevation or per zone, which is what your own reporting line usually needs.
  6. Invoiced on completion. One invoice, whatever the number of sites.
