The neighbourhoods we cover

Weston and its surrounding villages span three postcode districts, each with a distinct building stock and a distinct cleaning profile. We treat them differently because they weather differently.

Weston-super-Mare central (BS23)

Victorian and Edwardian seaside. The seafront, Knightstone, Ellenborough Park, and the streets running back from Marine Parade are dominated by tall painted Victorian and Edwardian terraces. Hotels. B&Bs. Guest houses. Converted flats. A smaller stock of period family homes. Render is typically lime-based or early Portland cement, often over-painted dozens of times. Bay windows, decorative cornices and ornate render bands are the rule rather than the exception. These facades cannot tolerate high-pressure water.

Worle (BS22)

Weston's largest residential suburb. The older streets around Worle High Street and Mead Vale carry 1930s to 1970s pebble-dash, smooth render and brick stock. The northern and eastern edges (Worle Moor Road, Queensway extensions) have absorbed extensive new-build expansion over the last fifteen years, with K-Rend, monocouche and through-coloured silicone renders now commonplace. The two halves of Worle need almost opposite treatments. Heritage pebble-dash needs careful biocide and gentle rinse. New-build silicone render needs pH-correct soft wash and absolutely no abrasive scrubbing.

Locking (BS24)

Locking Parklands and RAF heritage. The former RAF Locking site has been redeveloped as Locking Parklands, one of North Somerset's largest new-build communities. Almost every home is finished in K-Rend or comparable thin-coat silicone render, often in pale ivory, magnolia or off-white tones that show algae spotting within eighteen months of handover. Surrounding the new estate are older village properties and the surviving RAF-era brick and metal-clad commercial buildings.

Hutton (BS24) & St Georges (BS22)

Hutton sits at the foot of Bleadon Hill. A quieter mix of older village cottages (some Grade II listed), 1980s to 2000s family homes, and a growing commuter footprint. Stone, render and clay-tile roofs all feature. St Georges, on the M5 side of Worle, is almost entirely modern estate housing. Brick, render, and increasingly silicone-render new-build. Easy access from junction 21 makes it one of the fastest neighbourhoods we can mobilise to.

Seaside cleaning challenges you do not see inland

Most of our Bristol and Bath work is two-substance, organic biofilm and atmospheric soiling. In Weston we deal with five distinct weathering agents at once.

Gull droppings

Herring gull and lesser black-backed gull droppings are strongly acidic (pH 3 to 4 when fresh) and contain uric acid that recrystallises on drying. Left for a season they will visibly etch painted render, soften limestone detail and pit single-glazed window frames. They must be neutralised before mechanical removal. We apply a buffered alkaline pre-treatment, dwell, then soft-rinse.

Salt etching on glass and render

Sea-mist deposits chloride salts that crystallise on cooling and physically prise apart paint film and silicone-render top coats. On glass, the same salts cause the cloudy, irremovable haze homeowners often mistake for frosted glazing. We use deionised pure-water rinsing for glazing and chloride-stable surfactants on render.

Sea-mist algae

Weston's low altitude, high humidity and persistent westerlies mean that Gloeocapsa magma and green algae establish two to three times faster here than in inland Bristol. North-facing walls, roof slopes and shaded gables can go from clean to visibly green inside eighteen months.

Accelerated paint chalking

UV plus salt plus freeze-thaw cycles produce the powdery surface chalking visible on most older Weston seafront paintwork. Cleaning chalked paint requires a gentle rinse. Anything aggressive will lift the entire coat.

Metal-facade corrosion (commercial)

The RAF-Locking-era industrial buildings and many of Weston's seafront cafes, kiosks and amusement frontages have metal cladding, steel shopfronts or zinc roofs. Salt accelerates galvanic corrosion at every fastener and joint. We clean with chloride-neutral chemistry to avoid worsening it.

Locking Parklands K-Rend: read this if you have just moved in

If you bought a new home at Locking Parklands, Weston Villages, Haywood Village, or any of the recent silicone-render developments, you need to know two things.

One. Do not jet-wash your render. K-Rend, Wetherby, Parex and Sto silicone systems have a thin self-cleaning top coat. High-pressure water strips it. Once stripped, the substrate is permanently more vulnerable and visibly duller, and the manufacturer warranty is void.

Two. Clean it before it greens, not after. A two-yearly soft wash with a render-safe biocide will keep the surface looking handover-fresh indefinitely. Leaving algae for five years means deeper biofilm, longer dwell times and a more expensive job. We are fully briefed on K-Rend's published cleaning guidance and use only manufacturer-compatible chemistry on warranty-period properties.

How often do I need to clean if I am on the seafront?

For seafront properties (Marine Parade, Knightstone, Birnbeck, the Royal Sands frontage) we recommend a full soft wash every 12 months, ideally late October once the gulls and the season have both passed. Inland of the railway line, every 18 to 24 months is usually sufficient. Properties with painted render or visible gull pressure may need a lighter mid-cycle gull-dropping clean.

Can you remove gull-dropping etching?

We can remove the deposit and any superficial staining. Genuine etching, where uric acid has chemically softened paint film, limestone or render, cannot be reversed by cleaning. It is structural damage to the surface. We will tell you honestly which parts of the staining will lift and which will require repainting or specialist conservation. Buffered neutralisation followed by soft rinse is our standard method.

Can you do hotel and B&B exteriors out of season?

Yes. Out-of-season hospitality cleans are one of our specialisms. We work the late-October to mid-March window for full season-end resets and pre-season refreshes, and we plan fixed dates with portfolio owners up to twelve months ahead. Where guests are in residence, we work early-morning or single-elevation rotations to minimise disruption.

What about my Locking Parklands K-Rend?

We clean K-Rend and equivalent silicone-render systems using manufacturer-compatible soft wash only. No high pressure. No abrasive scrubbing. No incompatible solvents. A typical 3 or 4-bed Locking Parklands or Weston Villages home is a single-day job. Cleaning in years 2 and 4 post-handover is the standard maintenance interval that keeps the render looking new and the warranty position clean.
