The problem

The owner was concerned about overcleaning as much as the staining itself. The patio sat beside a listed-building wall, and the brief was to lift the biological staining without leaving the stone looking raw or obviously stripped.

What we did

We worked with a low-temperature steam-led method, controlled the passes carefully, and explained from the start that the result needed to look cleaner, not newly manufactured. The job ran for roughly a day and a half, with time built in for careful edge work and lower-output sections.

The fixed written price was £1,195, reflecting the slower heritage-safe method, the stone sensitivity, and the extra time on site.

The result

The patio and wall lifted naturally, the dirt load came off, and the owner ended up with a cleaner setting that still looked right for the age and character of the property.
