Why gutters are priced by elevation, not by metre
The cost of a gutter job is mostly setting up and moving, not the clearing itself. A mid-terrace has a front run and a rear run. An end-terrace or semi adds a gable. A detached property has four elevations and two gables, and every corner is another set-up. That is why the price steps rather than scales smoothly.

What is actually included
Vacuum clearance of the runs, downpipes flushed and checked for flow, valleys and hopper heads cleared where they form part of the same system, and a CCTV record of the cleared gutter. The camera is the part that matters: a clear gutter and a gutter that falls correctly are not the same thing, and only one of them stops the damp patch on the bedroom ceiling.
What pushes the price up
- Height. Three-storey and above needs different reach equipment and more set-up time.
- Tree cover. Under mature limes or planes a gutter fills two or three times faster, and the first clear after several neglected years is heavier work than an annual visit.
- Valleys between terraces. On stepped terraces in Cotham, Totterdown and Widcombe the valley between neighbouring roofs is usually where a leak starts. Clearing half a valley fixes nothing, so we clear the whole run.
- Cast-iron systems. Period cast iron on Clifton and Bathwick frontages needs careful handling and often reveals joints that want attention.
- Repairs found on camera. We report them and price them separately. We do not fix and invoice without asking.
How often it needs doing
Once a year for most properties. Twice a year under heavy tree cover, ideally late autumn once the leaf fall is finished, and again in spring. Skipping it is the false economy in exterior maintenance: a blocked downpipe puts water into the wall, and the repair costs multiples of the clean.
